Default oral agreement?

Hello people,
My stepson has lived on my property for few years. He had an oral agreement with his Dad to pay me for the property. He has paid nothing to me, and I pay the taxes. What are my and his rights? Does the oral agreement give him any right to live there?

No, he do not have any right to live there. So, better option is to consult a lawyer.
