Default deed restrictions issue?

Hello everyone,
I need to know if the deed restrictions of a planned development be reflected in a property owner's deed? In case, a deed makes no reference to deed restrictions as per a planned development, are the restrictions enforceable? Any feedback out there?

Not at all as there does not need to be any reference to the covenants and restrictions in a deed after the land was made subject to such covenants and restrictions.
